Coming from Tennessee to Puerto Rico was quite a change, but he made me feel at home here right away. He really listed when I explained what I was looking for and made sure to match me up with just what I wanted.

Esteban is without question the best contact you can have in the Caribbean! Coming from St. Louis, MO we instantly felt comfortable working with him. Having someone you can trust and communicate clearly with is the reason he is by far the best choice. My wife and I had never been to Puerto Rico but we instantly felt at ease working with him. His personal interest in showing you the island and finding a place that is the perfect fit for you is without equal.

You will follow in love with Puerto Rico and enjoy working with Esteban Sarmiento. I can not recommend him more highly!

Sold a home in 2012.
Esteban sold our property sooner than we expected. He take care of all the interested people even though our property was an hour drive from his office. The buyers were also very pleased with his service. He answer all of our legal questions regarding making a real state sale and also oriented us about the current government incentives for buying or selling. We highly recommend Esteban to anyone interested in buying or selling a property in PR.

Bought a home in 2014.
Esteban was extremely proactive. I was visiting PR and had a short timeframe. He was able to get showings in a very short window even some that were not listed.

Esteban underestimated amount of time to get a loan through a local bank. He thought we could close in 30 days it took about 50. Not a big deal for me but it could be for others. It could also have been my doing.

Seller had tenants in the apartment when it was sold to me which I knew but Esteban thought the seller would pass over the rent to me. I thought it was fair for some split maybe 75% to me and treat difference as a sort of commission. At closing seller was not aware of this discussion or was willing to compensate me for the use of the apartment for those

Showed home in 2013 in Isla Verde, Carolina, PR 00979.
We live in Boston and tried to contact many real estate agents before going to PR to show us properties in Isla Verde. Sarmiento was the only one who contacted us in less than two hours. Before we got to PR he had arranged appointments to view several properties in the area. He listened to our "must haves" and showed us properties with those characteristics. After the first appointment, he called us again to show us more properties that had just come on the market. We are very happy to have found a knowleadgeable, responsible and friendly agent who was even willing to work and show us properties on the 24th of December to accomodate our tight schedule.

We are based in Canada and we contacted Esteban through his website. We liked the properties he had listed and decided to contact him. From the very beginning he took us seriously and presented himself professionally. We had before him contacted other agents in Puerto Rico but never got the same response as him. We told him what type of properties we were looking for and when we were coming to Puerto Rico. He immediately offered to take us around and make sure everything is arranged. During our visit to various properties he explained us about culture and people of Puerto Rico. He also told us of good clean and safe areas in Puerto Rico. Within two days of seeing different locations we had already shortlisted the properties we were interested in. His vast knowledge about his country, neighbouring Caribbean countries and his large network of people made a lasting impression on us and we have already requested him to look for some business for us. Being from outside of country, we confirmed what he had told us with other locals which gave us more confidence in him. He is very patient and did not even try and push us to make a hasty decision. He gave his own opinion about different properties with a logical and valid reasoning and then left it on us to make a decision. We wish him all the best in future and would highly recommend him to anyone new to Puerto Rico to go for his services.

The most responsive agent that I have found in Area. Most agents here very difficult to deal with when buying. He was very quick to answer my calls and set up viewings. Also very nice and speaks English.
